4 Easy Steps to Leasing Your Next Home


I. Visit our web site
Our web site has the first step in locating the rental home of your dreams!
Browse through all our current listings and get all the hard facts about each property.  After comparing our available rentals, choose a few that fit your needs and move on to step two. If the current available properties do not suit your needs, use the Rental Request form above to send a request to our agents.

II. Drive by our homes
Each listing comes with a handy set of driving directions so you can see your potential home firsthand.  Take a drive past a few of your choices to see if the properties your interested in look right for you.  Once you have your heart set on one, it's time to meet with an agent and see your future home for yourself!

III. Call our office and view your home
A quick call to either office can put you in touch with a licensed agent who will be happy to show you the house of your choice.  An appointment will be made so you can see the interior of the property and really get a feel for it in person.  Often, you will be able to meet with the current residents to discuss the property as well  Once you've decided that this is the home for you, our agent will guide you through the rest of the rental process.

IV . Complete a Rental Application
All adult prospective residents will need to complete and sign a standard rental application. There is a rental application fee of forty-five dollars ($45) per application, which is due at the time of application submission.  We screen all potential residents in the following areas:

1) A standard retail credit check
2) A rental verification to check past rental history, prior evictions, etc.
3) Verification of your employment information
4) A background criminal check including past felony charges, sex offender status, etc.

In most instances we will have an answer for you within 24 hours.

A holding deposit equal to one month's rent is due at the time you decide you want us to take the home off the rental market and refrain from showing it to other prospective residents. When your application is approved and you sign a lease, the holding deposit will transfer to your security deposit.

If your rental application is not approved, your holding deposit will be refunded.  However, if your application is approved but you decide that you do not want to rent the home after all, your holding deposit will be forfeited for the benefit of the owner in compensation for taking the home off the rental market for that time.

After your application is in, approved, and your deposit is paid, your agent will draft and forward you a lease agreement.  Once that is signed and returned, your leasing process is complete, congratulations !
